Can the price of a Bali villa be negotiated
Short answer. Yes, the price of a Bali villa can be negotiated and owners are open to it, but not always and not by any amount. The price moves most with a longer term, the low season, paying ahead and an empty owner's calendar. We run the negotiation ourselves and report the result as it is, including a refusal.
What actually moves the price
- Length of term. A month, and especially six months, brings a clear discount against the nightly rate.
- Season. In the low season owners are more flexible: an empty villa costs them more than a discount.
- Paying ahead. Full prepayment for the term is an argument.
- Occupancy. If the calendar around your dates is empty, the negotiation goes easier.
- Condition and location. A property next to construction or a busy road negotiates more willingly, and we warn about it before the deal.
What almost never works
- Negotiating blind, without a term or dates: the owner has nothing to discuss.
- Trying to halve the price: it usually ends in a refusal and a lost property.
- Pressure via "another agent offers less": in Bali one property is often listed with several agencies and the owner sees the real market.
How it works with us
The agency commission is already included in the price, so a discount we win goes into your rent, not our pocket. We quote straight and do not invent a "special offer": if the owner refused, we say so and offer alternatives.
The agreed price, the term and the services go into the contract. Verbal promises work neither for you nor against you.
