Leaving a Bali Villa Early: Refund Rules and What to Check Before You Sign

Updated: 04.11.2026

Short answer: rent for the unused days of a villa stay is refunded only if the rental agreement says so, and almost always with conditions - a notice period, a minimum term, or a deduction for the empty period. The deposit is a separate matter with separate rules. So the question of whether you get money back is settled when you sign, not when you leave: read the early-termination clause rather than relying on what a manager said in chat.

Two different refunds that get confused

The deposit. It covers the owner against damage, unpaid utilities and unfulfilled obligations. It is returned after the check-out inspection regardless of whether you stayed the full term or left early. The agreement sets the procedure: inspection window, what can be deducted, how the money is transferred.

Rent for the remaining days. This is payment for accommodation that did not happen. Here everything depends on the contract and on who ended the tenancy. This is the part that usually becomes a dispute, because the money is already with the owner and returning it is not the default.

If you leave early for your own reasons, the deposit normally follows the standard check-out routine, while the rent comes back only under the contract. They are two separate lines in the conversation, and they should be named separately, otherwise the refund amount blurs into one number that nobody can argue about.

What to read in the contract beforehand

The early-termination clause. Whether it exists at all. Its absence does not create an automatic refund; more often it leaves the decision to the owner's discretion.

The notice period. Long-term villa agreements commonly require notice a set number of days or one month in advance. Give shorter notice and the rent for that period is usually not returned. Check your own agreement for the number of days: there is no single rule across Bali.

The minimum term. If the contract sets a minimum, for example three months, and you leave after six weeks, the remaining part may not be refundable at all. This condition comes first in importance because it overrides any discussion about recalculation.

How the recalculation is counted. Which days are refundable: from the notice date, from the actual move-out date, or from the day the villa is re-let to the next guest. The gap between these options can be large, and the wording in the agreement normally decides it.

Utilities and services. Electricity, water, internet, cleaning, garden and pool. Even on an early departure these costs for the days you lived there remain yours and are set off in the settlement. Some contracts fix a service charge for the whole term, so it matters whether that charge is recalculated or kept in full.

When the basis for a refund is different

There are cases where the question is not "I want to leave sooner" but "the villa cannot be lived in". A leaking roof over the bed, a failed pool pump, construction under the windows, water cut off for a week, strangers with access to the property. Here the claim rests on the contract and on facts, not on a change of plans.

What helps:

  1. Report the problem in writing on the day it appears and ask for a repair deadline. A dated message works.
  2. Take photos and video, not only of the fault but of how it affects daily life. Water on the floor, water coming out of a socket, noise that makes conversation impossible.
  3. If the deadline passes and nothing changes, put the recalculation or a move to another villa in writing, referring to your earlier messages.
  4. Do not leave silently hoping to sort it out later. An unannounced departure with no record of the villa's condition usually costs you the argument rather than strengthening it.

A verbal "we will recalculate for you" without a written trail rarely survives: by settlement time each side remembers something different, and there is nothing to point at.

Leaving early without losing the deposit

Give notice in advance and in writing. The date on your message to the manager is your reference point. Words to a caretaker by the pool will not carry a date.

Agree the check-out procedure. Who inspects, when, and against which inventory. If the owner or their representative cannot attend, agree on photo documentation and who takes it.

Record the state yourself. Room-by-room walkthrough, meter readings, photos of furniture and equipment, a continuous video. Clear rubbish and personal items: the villa is handed back in the condition it is accepted in, and that affects deductions too.

Check the numbers line by line. Days lived, days paid, what is withheld and why. Ask for a written breakdown rather than a single total. One disputed line is easier to challenge when the rest are visible next to it.

Confirm the refund mechanics. Timing, method, account details. If the agreement sets no deadline, ask for the date in writing.

What not to do

Do not sign a check-out form with blank fields on a promise to fill it in later. Do not hand over keys without a written record. Do not assume the deposit comes back in cash on the spot: it is normally a transfer and takes time. And do not withhold the last month's rent "against the deposit" without agreement: under the contract these are different obligations, and the attempt usually reads as a breach.

Market reference

Early-departure terms in Bali come from the individual villa agreement, not from a general custom. A market reference for the current season: long-term contracts more often ask for 30 days of notice, less often two weeks, and the treatment of unused days is negotiated case by case. That is a reference, not a rule: read your own agreement and ask the manager before signing, not after.

How we help

Before you sign, the Balila manager explains what the agreement says about leaving early and which deductions apply. If the situation has already come up, we help collect the facts, prepare a written request to the owner in English and Indonesian, and go through the settlement line by line. Terms for a specific villa are confirmed on Telegram or on the property page in our catalogue.

Balila answers frequent client questions. Early departure and refunds for a specific villa are agreed individually under the rental contract.
