Guests and Subletting in a Bali Villa: Who You Can Bring and What Owners Prohibit

Updated: 05.11.2026

Short answer: daytime guests are usually fine, but overnight stays and especially letting the villa to third parties almost always need the owner's written consent and are spelled out in the rental agreement. Subletting without permission is the most common ground for early termination and for keeping the deposit, even if the extra occupants were quiet. So the rule is simple: read the guest and subletting clause before you invite anyone to stay or hand the villa to friends, and if there is no such clause, get consent in writing.

Where the line sits between a guest and an occupant

Owners distinguish three different situations, and mixing them up is expensive.

A daytime guest. Friends come for lunch, for the pool, for a few hours. This is ordinary villa life and most agreements do not restrict it, beyond a quiet-hours rule and a ban on large events.

An overnight guest. Someone stays the night, uses the shower, the air conditioning, the breakfast. Technically that is occupancy, even if no money changes hands. Many agreements require all residents to be listed and new people to be declared in advance. The reason is not suspicion: the owner has obligations to neighbours, the village community and local authorities, and the number of occupants appears in them.

A subtenant. You let the villa to a third party for money, whole or by the room, for a night or for a month. That is a business, not hospitality, and it is almost always prohibited without the owner's direct consent.

A quick test: if someone pays you to stay, or stays longer than a few days, treat it as subletting and act accordingly.

What owners typically prohibit

Listing on booking platforms. Putting the villa on Booking, Airbnb or local groups in your own name is normally not allowed: the owner's listing belongs to the owner, and an unauthorised listing is easy to spot from the address and the photos.

Parties and events. Wording varies, from an outright ban on events to a quiet requirement to clear any number of guests above a threshold. There is usually a separate line about sound systems and noise after a certain hour.

More residents than the contract states. If the villa is rented for two and five people live there, that breaches the terms even when all five are relatives.

Commercial activity on the property. Photo shoots, renting out film equipment, receiving clients, running courses and workshops. For the owner this means added liability and often a separate tax.

Pets. Not because owners dislike animals, but because the tenant is responsible for the villa: damage caused by a dog or a cat comes out of the deposit.

Why unauthorised subletting costs so much

Subletting without consent is a breach of contract, not a small matter that an apology settles. The usual consequences:

  1. The owner may terminate early, often keeping the deposit and without refunding rent for the remaining term.
  2. Responsibility for the villa's condition and for the occupants' behaviour stays with you: damage, neighbour complaints, community fines.
  3. If occupants were registered at the villa but other people actually lived there, questions arise beyond the owner.

The money earned from subletting does not offset these losses: the dispute is normally about a larger sum.

What to settle in the contract beforehand

Who lives there. By name or by number: two adults, one child. Ask whether a person can be added later and on what terms.

Overnight guests. How many people and how many nights are allowed without separate approval. Normal practice is to notify the manager in a message rather than ask permission for each visitor.

Subletting. An explicit line: allowed, prohibited, or allowed with written consent. If the agreement has no such clause, ask for one before signing, not after. Silence is not permission: it usually means the decision stays with the owner.

Who pays for damage. If your guest damages the villa, you pay, and it is worth knowing that before you invite anyone.

Utilities with many guests. Electricity and water rise noticeably with a constant stream of people, and some contracts cap the included costs.

How to get approval properly

A conversation by the pool does not count. What works is writing: a message to the manager or owner stating who is coming, for how long, from which date, and a reply confirming it. A dated message settles a dispute; a memory that "he seemed fine with it" settles nothing.

If an additional person is moving in for a long period, ask for it to be recorded as an addendum to the agreement. If subletting is on the table, discuss three things at once: the owner's permission, who receives the tenants and inspects the villa, and how utility costs are split.

Market reference

A market reference for the current season: in long-term Bali rental agreements overnight guests for a few days are usually allowed after notifying the manager, while subletting almost always requires written consent, and many owners do not grant it at all. This is a reference, not a rule: the agreement for your specific villa sets the terms.

How we help

Before you sign, the Balila manager explains what the agreement says about guests and subletting and helps add a missing clause. If you plan a long stay with relatives visiting, or want to discuss letting the villa for part of the season, we help draft the request to the owner and record the approval in writing. Terms for a specific villa are confirmed on Telegram or on the property page in our catalogue.

Balila answers frequent client questions. Guest and subletting rules for a specific villa are set by the rental agreement.
