How a villa viewing and booking in Bali works
Short answer. If you are already in Bali we arrange an in-person viewing: we show the villa and check the water, the air conditioners and the internet with you there. If you have not arrived yet, we film on site and show the villa over a video call, and once it is agreed we book it under a contract with a deposit.
Viewing when you are here
We go with you and look beyond the view. We check water pressure, the air conditioners in the bedrooms, the internet speed, road or construction noise and the state of the pool. If there is construction next door we say so plainly: the property may fit the budget but not the noise.
A viewing day usually covers two or three properties: viewing many in a row is pointless, the impressions blur.
Viewing before you arrive
We go to the property ourselves and film it: the rooms, the pool, the approach to the villa, what you can see and hear around it. Then we get on a call and answer questions live. This does not replace a personal viewing, but it shows the real state of the villa, not just the frames from the listing.
Booking
- You choose the property and the term, we confirm availability with the owner.
- We agree the price, the services and the payment method and put them in the contract.
- A deposit or the rent for the term is paid, the villa is taken off viewings.
- Before check-in we record the condition of the villa and the meter readings together.
The rental contract is signed between you and the owner; we act as the agency and run the deal: the negotiation, the documents, the handover.
If the villa does not suit you
We do not sell a property at any cost. If a villa does not fit by area, noise or price, we say so and offer alternatives from the catalogue. Our commission is already included in the price and is not paid separately, so we have no reason to push you towards one particular property.
