What a Bali villa rental includes and what is charged separately
Short answer. The base rent for a Bali villa usually covers the house with its pool, internet, cleaning and a gardener, while electricity and water are often metered and paid separately. The set of services differs from villa to villa, so we state it on each property page rather than as a market average.
What is almost always included
- The whole house with furniture, appliances and the pool.
- Internet: wired or fibre, the speed depends on the area.
- Cleaning: usually several times a month, at some villas daily.
- Gardener and pool maintenance: they come on schedule, this is the owner's responsibility.
- Agency commission: already included in our prices.
What is usually charged separately
- Electricity: almost always metered. This is the main variable, because air conditioners in Bali run around the clock.
- Water: usually a small amount, also metered.
- Gas, rubbish collection, higher-speed internet: villa by villa, sometimes included, sometimes not.
- Personal staff: a cook, a nanny, a driver, extra cleaning. This is a service on top of the rent, ordered separately.
How to read the price
The price on a villa page is the rent excluding utilities, unless the description says otherwise. Metered utilities usually add a modest amount to the monthly bill, but with air conditioners running continuously in the hot season it becomes noticeable. In the contract we state what is included and what is metered before signing, so the bill is not a surprise.
What to check at a viewing
Water pressure, air conditioners in every bedroom, the internet speed and how often cleaning happens. We check this ourselves when we view a villa for the catalogue and record the result in the description.
