Bali Villa Viewing Checklist: What to Check Before Booking
Before booking, look beyond the photos: inspect the bedrooms and bathrooms, test the water and air conditioners, check the internet and noise, and get every rental condition in writing. Use this checklist to make the viewing systematic and compare properties against your needs.
Inside the villa
- Walk through every bedroom, bathroom, the kitchen, and shared spaces. Check doors, windows, locks, lights, and power outlets.
- Turn on each air conditioner and ask who handles service requests if a unit stops working.
- Run the taps and shower to check water pressure and hot water. Ask how the water supply works and whom to contact if it is interrupted.
- If there is a pool, ask how often it is serviced and who is responsible for keeping it clean.
- Look for cleanliness, unusual smells, signs of damp, and the condition of the furniture. Photograph any damage and ask for it to be recorded before check-in.
Internet, noise, and location
- Connect to the Wi-Fi and test it in the rooms where you plan to work. If video calls matter, try one in your usual setup.
- Spend a quiet moment in the bedroom and on the terrace. Ask about nearby construction, venues, animals, and the hours of work in the area.
- Check the access road and the final part of the route. Confirm that the approach works for the transport you plan to use.
- Look up nearby shops and places you expect to visit. Assess the route yourself rather than relying only on the listing description.
What the rent includes
Ask for a written list of what is included in the price and what costs extra. Clarify the schedule for cleaning, linen changes, pool and garden care, internet, electricity, and water. Terms vary by property, so do not assume a service is included until it has been confirmed for that specific villa.
Agree the terms before paying
Before sending money, make sure the written confirmation matches your dates, stay length, total price, payment schedule, and deposit amount. Clarify the payment method, cancellation terms, deposit-return conditions, check-in arrangements, and whom to contact if something urgent comes up. Ask for any extra charges and house rules to be recorded too.
Do not feel pressured to confirm while an important condition is only verbal or you are unsure who will handle practical issues. Ask first and get a clear answer in writing.
Quick questions for the owner
- Who will be my contact during the stay?
- How and where should I report a maintenance issue?
- What is charged separately, and how are utilities calculated?
- What rules apply to visitors, children, pets, and smoking?
- How do check-in and check-out work, and what should we document at handover?
Write down the answers and observations right after the viewing. It will make it easier to compare villas on the conditions that matter to you, not just the interior.
