Bali Villa Rental Contracts: What to Check Before Paying
Short answer. Before paying, confirm who is renting out the villa and whether they are authorised to sign, then check the exact dates, price, deposit, included services, utility charges and cancellation terms. Ask for a copy of the agreement signed by the parties and keep your payment receipt.
Who signs the agreement
The agreement should clearly identify the parties: the tenant and the owner or an authorised representative. If a representative signs, ask them to confirm that they are acting for the owner. Check the signer's name against the details in the agreement and confirm exactly who should receive the payment.
Do not send money to a third party's account unless the owner or their representative has confirmed that arrangement in writing.
Terms to check
Before signing, make sure the agreement states:
- the villa's name or address and the exact rental dates;
- the total price, currency and payment schedule;
- the deposit amount and refund process, including possible reasons for deductions;
- what the rent includes and which costs are charged separately;
- check-in and check-out arrangements, cancellation and booking changes;
- each party's responsibilities for damage and how to contact the manager during the stay.
If an important term is unclear, ask for it to be explained in writing before transferring money. A verbal promise is not a substitute for agreed written terms.
Which documents to request
Ask for a draft agreement in advance and check the details of the parties and the property. If someone other than the owner will sign, ask what authorises them to do so and request confirmation. Request only the documents needed to assess the transaction, and do not share your passport details or copies of documents without a clear need and a secure way to send them.
