How a Long-Term Villa Booking Works: Payment Schedule and Deposit

A villa for a long term (4 months or more) is booked with a 50% prepayment of the full period cost and a refundable security deposit. The balance is due 7 days before check-in. The deposit is returned within 3 days after checkout if there is no damage.

Booking process

  1. Choose a villa from the catalogue or ask a Balila manager for a curated selection.
  2. Confirm dates - the manager holds the property for you for 48 hours.
  3. Pay the 50% prepayment of the total rent. From this moment the villa is taken off the market.
  4. 7 days before check-in pay the remaining 50% + the security deposit (typically equal to 1 month's rent, exact amount stated in the agreement).
  5. Sign the rental agreement (in Indonesian and English; a Russian annex can be provided if needed).
  6. Check-in day: meet the manager, inspect the villa with a handover act, receive keys.
